CONTROLLED EQUITY HOUSING

Controlled Equity Housing was developed as a purely economic formula that can make housing more affordable. Real Estate encompasses many different layers of financial strength. Housing provides for a level a taxation that practically runs the world. Real Estate is collectively the single largest source of wealth in the world, and we didn’t even create it — it was here waiting for us. Naturally, there has to be a way of dividing and conquering so that the needs of the many can be met, instead of control by the few.

We can separate the ownership block of each residential dwelling, be it a single family house, a duplex or multi-family building. Each unit can be owned in many different ways. Controlled Equity Housing divides the equity into two halves. The first 50% piece is purchased by a buyer who qualifies and is capable of making the reduced payments for their 50% interest in the home. The buyer of a Controlled Equity House gets 100% percent of the occupancy and enjoyment of the home. The second 50% piece is owned by a trust that will safeguard the equity position. The second owner gets no occupancy or enjoyment rights.

There is no time limit on how long the buyer can live in the home. The only conditions are that the home is Owner Occupied and is never used as a rental property. The buyer is 100% responsible for normal regular maintenance of the home and pays the property taxes and insurance on the home. There may be “reduced taxes” available for affordable home buyers, which will vary from county and state, but as Controlled Equity Housing grows larger and larger, we will be in a stronger position to negotiate and inform all home buyers of the programs that are available to them.

This is a very simple and straightforward program. When it is time to sell the home, as Controlled Equity Housing already owns or controls 50% of the ownership equity, we will always be the buyer. The buyer only has to notify us that they are interested in selling their home, and the wheels will begin the purchase process. There will be no commissions to pay. Each month, the buyer will receive a statement showing them what their total equity is for the 50% ownership of the home. All Controlled Equity Homes appreciate at 2% per year, regardless of where the real estate market is. This is the amount the owner will receive as long as the home is in good condition, with only normal wear and tear. If there is major damage and repairs need to be done, this will be deducted from the sale proceeds.

Controlled Equity Housing will recondition the property and make it available for the next affordable housing buyer at the exact value that we have in the home, the price we paid to repurchase the home, plus the cost of any renovations. We can’t spend money and not recover it, but we don’t need to mark it up and make a profit on the home either. This is how we keep the inventory of homes affordable for the next buyer. With our launch, we are introducing our first Micro Housing Project. The Domain-360 will sell for $360 per month. We are not suggesting that everybody should live in a small 360 home. What we are suggesting is that affordable housing is within our reach. We will have a home that begins at $360 per month, single family homes will begin at $700 per month and larger middle income homes that sell for $500,000 to $600,000 that will be priced at approximately $1,500 per month. We are not interested in the million dollar housing market. If you can afford a million dollar house, you do not need our help.

Our mission is simple. Rental property will never solve the issue of affordable housing. Only ownership rights will allow homeowners to participate in Generational Wealth, which is the single most important aspect of escaping poverty. We need to empower home ownership.

Greed cannot be what runs the world. Today’s housing market is purely run by greed. What explanation can the rental community have for the huge rent hikes that have occurred over the past few years? Covid provided for a lot extra money, but did landlords have to hike rents up just because they could?
